We carry our pre-purchase inspections, under construction and specific requirement inspections and all of our pricing is fixed, fully comprehensive and are inclusive of the GST, whereas many other building inspection companies advertise their pricing commencing with 'from'  which for the most part they are only offering a structural only inspection and then they charge for extras to bring the inspection and report up to a fully comprehensive inspection

Our service includes the on-site inspection being carried out by a myself with no less than 28 years’ building experience, our company and myself are registered with the Building Commission.  The on-site inspection includes the external, internal and roof cavity of the home, covering structural elements, roof plumbing, roof cover, plumbing, electrical, safety concerns, compliance and maintenance related items, type of insulation installed and coverage, the date smoke detectors expire, and even if there are  leaves within the gutters. No two buildings are the same and each of our fully comprehensive building report is specific to the individual property which is formatted following our own detailed 586 point checklist that has been developed over 20 years. All identified items applicable to the specific home are fully described and worded in laymen terms enabling all persons to easily understand each and every item within the building report.  We bold those items within the report that would generally be required to be completed by the seller (structural defects, plumbing and/ or electrical) this makes the report very clear as to the sellers responsibilities prior to you settling on the property.

The cost of our inspections is much less than our competitors because we charge a price that meets our clients' expectations and we include more usable content within our reports.

WHAT IS INCLUDED IN THE COST OF BUILDING INSPECTION

It is very important to know what is included in the cost of a building inspection, why? Because many building inspection companies only include the structural aspects of the building and do not included pergolas, patios, modification to the original structure, nor do they include electrical, plumbing, building compliance and maintenance related items, non-structural defects, safety concerns, isolation fencing to pool and spa areas, etc (or they charge you extra for every add on above a basic structural only inspection) whereas at Affordable Building Inspections we believe that it is critical that you as the buyer have a full understanding of the entire building and surrounds, this is the reason we provide each of our clients with a fully comprehensive inspection and detailed typed report on every aspect of the building and property for a low cost fixed price $345 for single storey and $395 for two storey homes and our pricing also includes the GST.

We are passionate about all things building and property and we remain with you to support you throughout the entire process well after the building report by offering free over the phone or if you prefer email advice, you can even contact us over week-ends and public holidays.

We do not request any payment prior to or at the time of inspection, a tax invoice will be emailed to you once we have completed both the onsite inspection and the typed building inspection report is complete, you can then make payment  via direct deposit or by prior arrangement. 

Our prices are inclusive of the Goods and Service Tax (GST) and are fixed prices.

General Building Advice

These include an on-site inspection followed by a detailed typed building report with photographs. Pre-Purchase Fully Comprehensive Inspection  (NOTE: If your finance is through Keystart finance see the next sub-heading)

$345 single storey.

Practical Completion Inspections (fully comprehensive - new homes)

$495 single storey.  This price is for homes that we have also inspected both plate height (wall completion) and roof frame.

This is a very detailed inspection; for most homes we identify between 110 to as many as over 300 defectives ranging from minor blemishes through to roof cavity insulation not correctly installed, or exhaust fans not flumed to the atmosphere, damaged window frames, twisted doors, blocked dry floor wastes, etc  

 

Under Construction Inspections  - Single Storey Homes

Note: Pricing is fixed for homes with up to four bedrooms and two bathrooms and one powder room, if your homes has more rooms please email your homes floor plan to [email protected] and we can quote.

Plate Height $395

All wall dimensions are checked against those reflected in the architectural drawings, sizing of door and window frames, frames checked for plumb and twist, bonding of bricks, assessment of overall appearance and workmanship.

Roof Frame $295

The ideal timing of this inspection is prior to the roof cover (however not essential), which includes alignment of fascia’s, eaves, joining of linings, fitment of roof tie down mechanisms to prevent uplift from wind (required for Colorbond style roofs) ceiling and roof framing support and connections.

Roof Cover $295

Including the roof cover itself, alignment of gutters, downpipes, valley gutters, flashings, and within the same inspection we also check positioning of electrical power point and light switch locations, as well as the location of water service pipe outlets within walls against the architectural drawings

Lock-up $395 Note: This price is for homes that we have also inspected both plate height (wall completion) and roof frame.

The ideally timing for this inspection is immediately after cabinets are installed, so we can check the configurations against the architectural drawings, at the same time we assess the margins (gaps) between doors and door frames (this is a common issues and if not correct doors will bind on the frame when living in the home), also wall and ceiling linings, window installation and a general inspection of all works between roof cover and time of this inspection.

Practical Completion (PCI) $495 Note: This price is for homes that we have also inspected both plate height (wall completion) and roof frame.

Builder Defect Liability Inspections  $395  Note: This price is for homes that we have also inspected both plate height (wall completion), roof frame and practical completion.

A defects liability inspection is to assess defects in workmanship and materials that have presented after practical completion, for example wall or ceiling cracking, moisture behind showers (we use sensitive moisture meters), handles worked loose, etc. These inspections are generally carried out six months to twelve months after the home was completed (details of the time period will be within your building contact), however could also be carried out anytime up to six years after practical completion as builders are required to remedy most defects in workmanship and materials that arise within a period of six years from the date of the homes practical completion (other than normal wear and/ or damaged) and this warranty automatically extends to any future owners of the property.

 

Under Construction Inspections  - Two Storey Homes 

Note: Pricing is fixed for homes with up to four bedrooms and two bathrooms and one powder room, if your homes has more rooms please email your homes floor plan to [email protected] and we can quote.

*There are some two storey homes that have a pre-made upper level (pod) or are light wall framed and clad, if your new homes design falls into this category we can discuss other options for inspections.

Completion of ground floor Brickwork $395

All wall dimensions are checked against those reflected in the architectural drawings, sizing of door and window frames, frames checked for plumb and twist, bonding of bricks, assessment of overall appearance and workmanship.

 Completion of upper floor Brickwork $395

All wall dimensions are checked against those reflected in the architectural drawings, sizing of door and window frames, frames checked for plumb and twist, bonding of bricks, assessment of overall appearance and workmanship.

 Roof Frame (upper) $295

The ideal timing of this inspection is prior to the upper roof cover (however not essential), which includes alignment of fascia’s, eaves, joining of linings, fitment of roof tie down mechanisms to prevent uplift from wind (required for Colorbond style roofs) ceiling and roof framing support and connections.

Roof Frame (lower) $295

The ideal timing of this inspection is prior to the lower roof cover (however not essential), which includes alignment of fascia’s, eaves, joining of linings, fitment of roof tie down mechanisms to prevent uplift from wind (required for Colorbond style roofs) ceiling and roof framing support and connections.

Roof Cover (upper) $295 (scaffold should be erected at this time)

This is a very detailed inspection; for most homes we identify between 110 to as many as over 300 defectives ranging from minor blemishes through to roof cavity insulation not correctly installed, or exhaust fans not flumed to the atmosphere, damaged window frames, twisted doors, blocked dry floor wastes, etc .

 Defects Liability Inspection $395 Note: This price is for homes that we have also inspected both plate height (wall completion), roof frame and practical completion.
