  1. Electrical safetyElectrical safety is very important, we found this non-compliant power outlet which allows for persons such as young children to place thier fingers behind and potentially come into contact with live electrical cabling. Most concerning was that a licensed electrical has provided an electrical compliance certificate despite this serious and dangerous installation.

  2. Hardwire smoke detectorWhen a home is sold or tenanted hard-wired smoke detectors must be installed within the home and in compliant locatons.

    Some persons may not know that smoke detectors have have a limited life span. Their expiry datecan be found on the manufacturers label located inside the detector  - are your detectors current?

  3. 100 Moisture in shower wallWhile in most cases it may not be visable ot the eye, during each of Affordable Building Inspections pre-purchase inspections (and during builder defect liability inspections) we use a moisture meter on the rear of walls that back onto shower cubicles.

    During this building inspection in Waikiki the shower was found to have been leaking through the wall for sometime due to incorrect application or damage to waterproofing membrane behing the ceraimic tiles.

  5. Stove with no restraint

    The kitchen presents well and all appears ot be correct, however the stove is non-compliant. Affordable Building Inspections found that there was no restraint (chain or bracket) installed behind to prevent the stove being tipped forward.

    This is an important safety feature that we identifeid during the pre-purchase inspection of this Rockingham home. The result of which is that the seller needs to arrange remedial works prior to settlement of the home into the buyers name.



  6. Foothold via pool fencingThere are specific rules for providing isolation from swimming pools and spas areas (and pond deeper than 300mm). During a recent building inspection in Melville Affordable Building Insepctions identified that while full isolation was provided and the access gates were correctly self-closing mesh installed next to a sction of fencing allowed persons to gain a foothold and transit over the fence. 

    It is the sellers responsibility to correct the breach and provide full and compliant isolation fencing, and our identification of the breach saved the buyer the cost and effort to correct the wrong or the consequences that may have resulted if the breach was not identified.
